Is Off-Plan More Expensive Than Ready Property in Dubai? An Area-by-Area DLD Comparison (2026)
Oct 7, 2026
Short answer: Usually, yes, per square foot, though how much depends on the area. In six of the seven Dubai communities where SKID has both measures, SKID's area sale price per square foot (DLD-based) sits above the median price of ready apartments that have actually sold. The gap is about +31% in Business Bay, +16% in Arjan and +13% in JVC, and close to zero in Dubai Hills Estate (−0.3%). You can't avoid paying above ready prices for a new launch, but you should know how much more you are paying, and what you get for it.
Data as of 7 October 2026.
What does "off-plan premium" actually mean?
An off-plan premium is the extra you pay per square foot for a unit that isn't built yet, compared with a similar finished unit you could buy and rent out today. A premium can be fair. You get:
- a new building, finishes and warranty,
- a payment plan instead of paying the full price up front,
- possible price growth before handover.
You also take on risks a ready buyer doesn't: delays, no rent during construction, the market moving before handover, and new supply landing in the same area. A premium is worth paying only if those benefits outweigh the extra cost and risk.
How big is the gap between area sale prices and ready prices, area by area?
| Area | SKID area sale price per sq ft (DLD-based, AED) | Ready apartment median (AED/sqft) | Ready sample (n) | Gap |
|---|---|---|---|---|
| Business Bay | 2,327.9 | 1,771.0 | 1,727 | +31.4% |
| Arjan | 1,519.1 | 1,310.8 | 1,002 | +15.9% |
| Jumeirah Village Circle (JVC) | 1,424.1 | 1,259.4 | 3,656 | +13.1% |
| Downtown Dubai | 2,537.2 | 2,337.5 | 1,278 | +8.5% |
| Dubai Creek Harbour | 2,465.1 | 2,301.8 | 1,246 | +7.1% |
| Dubai Marina | 1,857.9 | 1,779.6 | 1,686 | +4.4% |
| Dubai Hills Estate | 2,390.2 | 2,398.4 | 689 | −0.3% |

How to read this table: the "gap" isn't a pure launch-vs-resale premium for any one project. It's the difference between SKID's DLD-based area sale price and the median price of finished apartments that have changed hands in that area. A large gap is a signal to check any launch price in that area carefully against ready evidence.
Why is the gap so large in Business Bay?
Business Bay has the largest gap in the set (+31.4%) on a large sample (1,727 ready sales). An area-level figure can't separate the causes, but two possible drivers are:
- Branded and ultra-prime launches. Some of the highest-value Dubai sales of H1 2026 were Business Bay branded towers, for example Bugatti Residences by Binghatti at AED 200m (Arabian Business). A few very expensive sales can pull an area figure up.
- Older ready stock. Business Bay has an established resale market, and older finished buildings may trade below new towers.
Practical rule: in Business Bay, compare a launch with recent ready sales in buildings of the same tier, not with the area average. SKID's project pages make this comparison where the data exists.
Where is off-plan priced closest to ready?
Dubai Hills Estate (−0.3%) and Dubai Marina (+4.4%). These are established communities with deep resale markets, where a buyer can always walk away and buy a finished unit instead, and prices appear to reflect that. The Dubai Hills sample is the smallest in the table (n=689). It's still large enough to use, but read it with that in mind.
Is JVC off-plan overpriced?
SKID's JVC area sale price per square foot is about 13% above the ready-apartment median of AED 1,259.4/sqft. That median rests on 3,656 ready sales, the deepest sample SKID holds. Third-party estimates put the gap higher: M&M Real Estate cites off-plan around AED 1,555/sqft vs ready around AED 1,274/sqft, roughly 22% (M&M, 2026). Methods differ, but both sources show a clear, measurable premium.
JVC also has 81 launches on the SKID board, the most of any area we checked, and was the third-busiest off-plan apartment area in H1 2026 with 3,055 transactions (Cavendish Maxwell via Zawya). A double-digit gap in an area with heavy new supply is exactly where comparing a launch's price with ready evidence matters most.
What about areas with no ready sales at all?
Some of the busiest off-plan areas have no ready apartment sales in SKID's DLD data:
| Area | Launches on SKID board | Ready apartment sales on record |
|---|---|---|
| Dubai Islands | 67 | 0 |
| Dubai South | 32 | 0 |
Source: SKID, 7 Oct 2026.
Dubai South had 7,306 off-plan apartment transactions in H1 2026, the most of any area, and Dubai Islands 2,891 (Zawya). With no finished apartments trading, a fair price per square foot can't be measured from closed ready sales. The price you pay is the developer's price, checked only against other launches. That doesn't make these areas bad. It means there is no ready-sale evidence to check the price against.
Is the premium worth paying in 2026?
That depends on market direction, and 2026 is a cautious year. Public data:
- Off-plan's share of sales keeps rising (68.4% by count in H1 2026, Cresco, citing DLD), and Q3 off-plan was 72% of purchases (The National).
- S&P Global expects a gradual correction, with apartments more exposed than villas, and residential supply up about 20% over two years (Khaleej Times).
- Off-plan resales fell 51% in H1 2026 (Cavendish Maxwell, via Zawya above). Selling before handover has become harder.
When resale prices are flat or falling, the premium has to be recovered by handover, or the buyer completes a unit worth less than they paid. That's why SKID gives every scored launch one of four calls: Reserve, Negotiate, Wait or Walk Away. The call weighs the price against ready evidence alongside delivery risk, supply and the other factors shown on each project page.
How can I check the premium on a specific unit?
Divide the quoted price by the unit size to get AED per square foot, then compare it with the ready median for that area. For example, a hypothetical JVC quote of AED 1,100,000 for 750 sq ft is AED 1,466.7/sqft. SKID's DLD comparison puts that at 16.5% above the JVC ready median of AED 1,259.4 (n=3,656).
FAQ
Is off-plan cheaper than ready property in Dubai? Usually not per square foot. In six of seven areas SKID measured, the area sale price per sq ft was above the ready-apartment median, by up to 31% (Business Bay). Off-plan is easier to finance because of payment plans, but that isn't the same as cheaper.
Which Dubai area has the smallest off-plan premium? In SKID's October 2026 data, Dubai Hills Estate (−0.3%) and Dubai Marina (+4.4%).
What is a normal off-plan premium in Dubai? There's no single normal figure. In SKID's October 2026 data the gaps range from −0.3% to +31.4%. Whether a premium is justified depends on the project's delivery record, location and the supply around it.
Why can't I get a price comparison for Dubai South or Dubai Islands? SKID's DLD data has zero ready apartment sales in either area, so there is no closed-sale price to compare with.
Does the gap mean prices will fall to ready levels? Not necessarily. New buildings often hold a lasting premium over older stock. But a large gap in an area with heavy supply is a risk worth pricing in.
Methodology & sources
- SKID data (7 Oct 2026): SKID's area sale price per sq ft (DLD-based) per area, and the median price per sq ft and sample size (n) of ready apartment closed sales per area. Gap = (area sale price per sq ft ÷ ready median) − 1.
- Definitions: the exact definition and date window of each measure will be documented on SKID's methodology page. The ready medians cover all apartment sizes together.
- Example: the JVC quote (AED 1.1M, 750 sq ft) is hypothetical. The 16.5% figure is SKID's comparison output for that quote.

SKID Intelligence Ground-Truth Note on Jumeirah Village Circle (JVC): In SKID's live DLD & Ejari dataset, JVC holds an 8.3 / 10 Community Rating (9.5 / 10 Value for Money, 8.0 / 10 Family Livability) and delivers ~7.8% gross rental yield — making it one of Dubai's best risk-adjusted mid-market investment options. While JVC has an active launch pipeline, it also ranks #1 in Dubai for closed DLD transaction volume and tenant absorption. The key is project-level price discipline: target well-specified developments near the community DLD median (AED 1,250–1,600 / sq ft) rather than paying AED 2,000+ / sq ft for outlier off-plan launches.
