Terms of Service

By accessing or using SKID (the "Service"), operated by SIFOR STUDIOS SOFTWARE DESIGNING LLC SPC ("SIFOR", "we", "us", "our"), you agree to these Terms of Service ("Terms"). If you do not agree, do not use the Service.

SKID provides decision-support forecasts for Dubai residential property — including chat-based intake, live market simulations, market board views, mortgage estimates, and optional PDF reports. SKID is a technology product of SIFOR STUDIOS SOFTWARE DESIGNING LLC SPC, not a licensed valuation firm, bank, or real-estate brokerage unless expressly stated otherwise.

Forecasts, fair-value estimates, success odds, trajectories, negotiation scripts, and similar outputs are informational decision support only. They are not:

• a formal RICS / bank / DLD valuation;
• investment, legal, tax, or mortgage advice;
• a guarantee of sale price, days on market, handover value, or financing terms.

Always do your own due diligence and consult licensed professionals before buying, selling, reserving off-plan, or borrowing.

You must be at least 18 years old and able to form a binding contract to use SKID. You are responsible for the accuracy of information you submit about a property or yourself.

• Use the Service lawfully and in good faith.
• Do not attempt to disrupt, scrape abusively, reverse engineer, or misuse the Service.
• Do not submit unlawful, misleading, or infringing content.
• Do not use SKID to harass others or to build competing datasets in violation of third-party portal terms.

SKID may reference or link to third-party sources such as third-party listings, news articles, or mortgage broker offers. Those sites have their own terms and privacy practices. We are not responsible for third-party content, availability, or transactions you complete off SKID.

Providing name/email is optional to unlock results. Agent outreach and mortgage paths are opt-in. If you opt in to agent contact, you consent to one dedicated expert reaching you via the method you choose. If you click through to a mortgage partner, their terms apply to that relationship.

SKID's branding, interface, software, and original content are owned by SIFOR STUDIOS SOFTWARE DESIGNING LLC SPC or its licensors. You receive a limited, non-exclusive, non-transferable right to use the Service for personal or internal business property decisions. You may keep PDF reports generated for your own use, but you may not resell SKID outputs as a competing product.

We aim for reliable uptime but do not guarantee uninterrupted or error-free service. Market data sources, maps, and model outputs may be delayed, incomplete, or unavailable. We may modify, suspend, or discontinue features at any time.

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT PREDICTIONS WILL MATCH FUTURE MARKET OUTCOMES.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, SIFOR STUDIOS SOFTWARE DESIGNING LLC SPC, SKID, AND THEIR OPERATORS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR OPPORTUNITY ARISING FROM YOUR USE OF THE SERVICE OR RELIANCE ON ANY PREDICTION. OUR TOTAL LIABILITY FOR ANY CLAIM RELATED TO THE SERVICE SHALL NOT EXCEED THE GREATER OF (A) THE AMOUNT YOU PAID US FOR THE SERVICE IN THE THREE MONTHS BEFORE THE CLAIM OR (B) AED 100.

You agree to indemnify and hold harmless SIFOR STUDIOS SOFTWARE DESIGNING LLC SPC, SKID, and their operators from claims arising out of your misuse of the Service, your violation of these Terms, or your reliance on outputs without appropriate professional advice.

Personal data is handled as described in our Privacy Policy, which forms part of these Terms.

These Terms are governed by the laws of the United Arab Emirates, as applicable in the Emirate of Dubai, without regard to conflict-of-law rules. Courts in Dubai shall have exclusive jurisdiction, subject to any mandatory consumer protections that cannot be waived.

We may update these Terms periodically. The "Last updated" date will change when we do. Continued use after an update constitutes acceptance of the revised Terms.
